Painted hardwood floors.

Hey fellow DIYers,

I have a triplex that I'm slowly remodeling, exterior at the moment.  The inside remodels are in the planning stages.  The building is very, very old so the whole house has 3in hardwood floors (carpeted), with 10in baseboard.  I'm current ky considering painting the floors and doors black.  Trim will remain while.  

Anyway,  my question is has anyone else done this?? 

How has it held up to tenants??

Any do's and dont's??

Any input is appreciated.

Why do you want to paint the floors? Can you refinish them? I love hardwood floors and would cry to see one not restored correctly. Just my preference.
