I don't recommend approaching the conversation with a request for mentorship; it's an awkward and vague question.

It's one of those things that will feel awkward initially but become much less so in a few months.

@Christopher Gill I have seen investors I work with find success in scaling their systems to create better work flow in regards to their contractor team/s, material acquisition, and knowledge of particular neighborhoods.

It was almost like they already knew something was up immediately, which made it rather awkward at times.Any advice would be golden.

After you start getting some leads in don't be afraid to start making offers, it will feel really awkward at first but it gets so much easier talking with leads once you have experience, just know it will be tough at first.

The Home Invasion Couple from Hell - even though I have made it very clear that if you smoke, you should not book my room, guests do it making for a very awkward and uncomfortable situation, as they attempt to hide their smoking throughout their stay up to and including smoking by an open window while the room air conditioner is running.This couple also left beer cans throughout my home, presumably when they finished chugging them and crushing the cans on their foreheads.
