The borrower can sue your tail off if you take the property and fail to attempt to secure property without sale.

Thanks for the reply, I did a whole-tail deal on some apartments in LB i did a double escrow and closed them a few days apart...I think I'm going to start marketing heavy for those type of deals and see what I can do

The numbers aren't everything and there's a long tail statistically that won't be factored in when you get into a tenant class you're describing....

Also, there might be a decent neighborhood but one street over and you could lose your tail. 60k for 800per is not unheard of and is certainly acheivable but i'd say 650-800 per month is more likely.

I installed it correctly (white to above pig tail, black in the next nut, pig tail to bus bar). nothing. it did not even light up, would not even click to "on position".so i HAD to put 3 GFI outlets instead. i was so mad about it..
