The more policies you have with one company, the cheaper and easier life is for investors.To make a bulletproof advice post requires lots of caveats and asterisks and acknowledging special situations that could result in different advice - I'm not going to waste characters here on that.

The main characters ojn your Team are Attornies, real estate Agents,CPA's, (or accountants), Inspectors, and General Contractors.  

Plus if you found yourself being sued for a personal injury case or death of a tenant(s), you don't want the jury to use this to weigh in their evaluation of your character. 

As to the design, often varying designs add character.

I agree with all statements made on this, but we are all men and I expect we appreciate the character and warmth of the wood.

One in particular was paying her rent faithfully each month, but her son was hanging out with some really questionable characters.

A lot of times people who walk away from property may also have the character to things without permits.
