Hey man,It depends.Markting is not "marketing".Our competitors spend about $3k/month and they barely get  leads while we get multiple leads a day without spending a cent.So that is the first lesson here.

Once you get some experience there, you can choose whether to scale up or continue playing in that space.An anecdote, Instagram started as a FourSquare competitor focused on check-ins within businesses but with pictures.  

This deal was a first come first serve deal, my investor had money put away in escrow with me so all I had to do was send him the contract and he was able to beat out many other competitors.

Looks like there’s only two competitors. 

He is now a competitor in my top market (which is a little inland from your location and you can look at my profile to see where most of our units are). 

If it's a flip and the competitors in your market use laminate, then by all means do that.

In my view it is an annoyance that provides little value to the consumer, and opens the door for special interests to gain at the expense of competitors/consumers (ie. my anecdtodal evidence about Illinois below which should surely be fact checked =p)It is already illegal to steal people's deposits.

When my competitors send mailers out, the recipients call ME!

If I were you I would try to find one of your lender's competitors (in your market) and see if they also require if the due on sale clause to be in loan docs.
