Biden is going to allow the mining of lithium there. Read an article saying the mine will employ 1000 people during construction and 300 afterwards. Someone could make a lot of money with an RV park or STRs there. They could even rent out furnished campers, then move them to another project when this one is over. If housing isn't your gig, a food truck would also be another gold mine. You heard it from me.
