Clay pipe is also a big issue (tree roots). 

I realize the soil is that nasty clay stuff and I guess houses built in the 70s are just giving it up.

However, I heard that properties in Texas are built over a clay foundation and may cause issues.

Broke the floor all the way around on the inside, dug up 100s and 100s of buckets full of wet clay, replaced with 100s of buckets of garvel and installed new drain tile and a new sump.

Bricks expand when they get wet because they are clay products.

I'm sure this varies from state to state, but as far as the Jacksonville, Fl area goes (more specifically Clay County), what is the most accurate way to tell if a mobile home has had it's title surrendered?

@Clay Lehman it’s on the smaller side about 1100 sq ft but it’s a 3/2/1 on a pretty private lot and I think I can get $1600-1650.

The house could be built on clay, or perhaps be settling due to poor water management.
