@Deborah WodellThere was a guy who used to post on BP from Maryland who did private lending and was a fraud, changed company names many times and what he would do is write construction loans, fund the initial amount but didn’t have the money for the draws.

I went to the Town Hall and asked if they had a law on the books and spoke with an individual who said my municipality has a "love hate relationship" with vacation rentals. 

I'd love for it to jump back to 100% bonus depreciation as much as the next guy, believe me, but I think it's dead.

I would hate to set something like that up and then have super high vacancy rates due to little demand in my area.

I hate to be the bearer of bad news, but off-market strategies typically aren’t the best approach for acquiring multi-unit properties.

Although I am relatively new to REI myself (looking for my third deal now) I am more than happy to try to answer any questions you may have and get you in touch with some of the people (realtors, lawyers, flooring guys, etc.) that I have met along the way.
