.- Inexplicably, the 5/1 ARM is currently priced higher than 30yr fixed (6.6%), and the 15yr fixed is priced right alongside government-backed 30yr loans (FHA/VA) around 5.9%.- Inflation is down from 7-8% to 5% but still way above the 2% target.

I believe it would be a great opportunity to either wholesale to a builder or work along side a builder to build spec homes. 

I would love to be hands on throughout the entire process, but also take the opportunity to learn alongside someone who is more experienced in this space than I.

While I'm currently pursuing my sales license, I understand that there is no substitute for hands-on experience.I'm eager to work alongside experienced professionals and gain invaluable knowledge about the ins and outs of the real estate industry.

I do happen to know some areas not far from my home, where property prices have increased alongside overall growth in other, hotter real estate markets, that would still be considered the Poconos, perhaps.
