Since the deal is under way, I am looking at this discussion as an autopsy.

While my hands are tied for now (the eviction process is underway as far as I know), My goal is to eventually be able to take control of these situations and know what to do if/when other issues inevitably arise.Thanks again all who have replied!

Oh, and there's rent-loss insurance if you're concerned about those months in between tenants, or when an eviction is underway.

Is there a local Economic Development Corporation, perhaps you can introduce yourself there, and see if they have any real estate focused efforts underway.
