Can you try to pick a "favorable" AMC so you get a higher valuation?

The properties I own free and clear are in the LLCs however it isn't merely picking and choosing how to title, sometimes you are limited.I could have gotten a portfolio loan but would have had to give up 1-1.5% on interest rate to do so and wouldn't have gotten a 30 year amortization.

Bad - Someone else picked the tenants and you don't know their vetting criteria nor the lease terms.Start with seeing the property like you would for any other property.

Back then, prices were much better, and turnkey marketers could make a decent fee.As prices increased, many turnkey providers had to move to less desirable areas (I know people are always looking blame other people but in reality blame it on yourself for being the investors that picked bad areas and did not do due-diligence and buy assets where the numbers worked with 10-20% economic vacancy), and now that gap has essentially disappeared.

Sept 2024 +33% compared to last year (Sept 2023 was bad for some reason).Rest of the year is still light but hoping it picks up.
