I am intend to retire in 3 years and would like to begin purchasing single family homes in the Dallas area for rentals.

And a majority of the parcels being bought are in rural subdivisions that never fully built out they were retirement projects.. think of the movie Glen Gary Glen Ross.

My parents are putting me in charge of the entire investing process because they're too far retired to want to deal with it, so naturally I want to make sure I'm making the best decision for all of us. 

If your W2 isn't stable, how will you make the payments on the property you buy? 

My dad worked as a contractor for over 30 years and now I am looking to start a family business (he is retired).

The owner was renting the property and was getting close to retirement age.

My husband and I each have retirement accounts through work, plus his 457 and my 403b.
