Investment Info:

Single-family residence fix & flip investment.

Purchase price: $140,000
Cash invested: $50,000
Sale price: $265,000

2800 sf single family home. The house was a 5 bedroom 2 bath and now is a 4 bedroom 3 bath.

What made you interested in investing in this type of deal?

I love this kind of stuff

How did you find this deal and how did you negotiate it?

I talked to the home owner. The owner was renting the property and was getting close to retirement age.

How did you finance this deal?

Construction Business Loan

How did you add value to the deal?

Total rehab. we removed the galley kitchen and created and open concept with a 24 sf island in the middle. We also removed bedroom walls and created a large master bedroom/bath. Total rehab and new finished throughout the entire house.

What was the outcome?

It has been an amazing process. I estimate construction costs, create plan sheets, and project manage for my every day job. My business partner is a real estate agent and we had a blast working on this house. We can't wait for the next one.

Lessons learned? Challenges?

We were pretty prepared with our background in construction and real estate, but we all have lessons learned. Every job is different and every job has its own challenges.
