Hi Darshil, I ran the deal as if I was doing the project and my all in number including closing costs on the back end was closer to 680 accounting for soft costs. 

The house is only 960 soft.  

You'd have closing costs for the loan, soft costs during rehab, and then  seasoning (6-12, 12mo most common) before you can cash out refi.

Also my soft costs rarely hit $20k. 

"Sometimes paying" seems like you've been too soft the entire lease. 

You just have to fill in a non-binding LOI (letter of interest) and submit it along with soft proof that you have sufficcient funds to ccover the order.  

Check out the floors around the outside walls and windows for soft spots which are usually common for mobile homes.

There will be someone trying to push your soft buttons because of this but you have to learn to deal with this.

I've search the web but can't find a service who will call back real estate leads to test for motivation and possibly do a soft pass with a low-ball number they calculate.Does a service like this exist?
