After sending out mailers, setting up a website and Google ppc and all the other fun stuff necessary to get moving on wholesaling, I received my first call.A young man and his mother had found themselves in a tight spot with their home and needed a quick resolution.

We signed off on a Inspection Resolutions (IR) that was not in our favor at all.

Unless you have your stuff really dialed in; separate bank accounts, meetings, minutes, by-laws, resolutions for everything you do and you end up in court, it will be very easy for opposing council to pierce the corporate veil and hold you liable.

I am drafting a lease agreement (through LawDepot.com) for my new tenants in a SFR and am wondering what to specify for Dispute Resolution: options are mediation, arbitration, or mediation and then arbitration.  

It's all about working together for a resolution. 

A simple HOA resolution regarding privacy (which we had) and when we provided images to law enforcement was sufficient.

It will take intensive and costly extermination procedures as well as cost of legal issues in its resolution. 

Sometimes the best resolution is to slow down & take some time & not be in such a hurry.

lawyers review and negotiate the contract, they review title reports and send out title objection notices, they review inspection reports and send out demand notices for anything that needs to be repaired within the time frame required under the contract,  they prepare transfer documents (tax forms, deed, affidavit of title, resolution if it's a company, FIRPTA, etc, which only an attorney can do in NY) or review them depending on which party they represent, prepare or review the settlement statement, and then attend and represent you at the closing or prepare the file to close in escrow.

How the landlord notifies the tenant they are in violation, pay or quit, begging etc. it does not matter the final resolution will be the same.
