Lease Agreement Question - dispute resolution?

I am drafting a lease agreement (through LawDepot.com) for my new tenants in a SFR and am wondering what to specify for Dispute Resolution: options are mediation, arbitration, or mediation and then arbitration. Anyone have any recommendations here?

@Sarah Buchanan here is the link to the Florida Association of Realtors lease agreement.

As a Broker in Florida, I am only allowed by law to use this one, or one that is attorney prepared. I prefer to pay for mine by an attorney
