He goes all out for guest experience though, well above the average host with car service, butlers, constantly upgrading amenities.For me it keeps coming back to a simple fact:  to beat the average, don't be average. 

Glad you found a service to help with all this at a rate you're willing to pay.A few things that we recommend to FSBOs to get direct buyers or avoid paying buyer agent commission:- Host 'nosey neighbor' open houses.

I host one of the largest real estate meetups in Worcester MA.

My husband and I used to host monthly investor meet ups in town and used to beat ourselves up on this very topic.   

We sued Airbnb in small claims court and won but you have little to no real power when dealing with the OTAs.Saving on Fees:Airbnb charges guests 14% and hosts 3%.

Keep in mind, you can only host open houses for listings within your brokerage. and if you go to other agent's open houses and start soliciting the patrons for business, the agent/host will not take kindly to it :)
