If it is accrual, then when you actually make the payment does not matter.  

I was hoping that the tenant would reach out wanting to negotiate, since I only really want him out and don't think I'll actually get money from him. 

Be responsive, communicative, deliver on what you say you are going to deliver (e.g. photos are true representation of your properties, amenities reflect what you actually have).  

I expect a free estimate from a contrator who possibly would be doing the actual work. 

And I actually think I have as much fun finding the deals and seeing the transformation of the houses we do as I do collecting the rent checks, that it would be really hard to give that up. 2) How many of those do you have paid off, if any?

I'm actually planning to sell some of my SFH and move that money to the market.

Although you are a new investor, you actually have more and better options than seasoned investors.Id they need a second parking spot , rent that to them also.
