Now I got new toy to play around!

Just got back from Ireland and I really loved Dublin and started toying with the idea of buying a place there.

We've toyed with the idea of selling, and have even setup a website to sell our units and created a post in the marketplace here: http://www.biggerpockets.com/forums/517/topics/165...We have also toyed with a "no exit" exit strategy where we either keep all or most of our units and hand off to a PM or put together our own "psuedo" management team.

I have toyed with getting a traditional job, but after 30 years in a traditional job I am ready for a change.  

I like "good" debt (used for business purposes) vs "bad" debt used for toys.

We have actually been toying with the idea of packing up and heading back there..... again :) We are actually in the process of selling our TX multifamily and looking for more parks right now so for sure send us any park deals as we will need deal to get into more than ever. 

Instead of toys (I have a few) I bought something that would generate more income.Best advice I could give anyone is not to put all your eggs in one basket.

I have toyed with the idea of offering him an annual salary to guarantee he is available only to me.  

from BP we toyed with the 1031 exchange bc we no longer can qualify for the tax exemption of $500k as married couple.at $850k our HELOC would be paid in full, my duplex will be free and clear.We quickly abandoned the flip idea and within wks put in tenants in the duplex (12% cap free clear) bought 230k, renov 70k, rent $3350/mothat is more than the Boston rental!

I did not develop it I just bought it... but those are great... need someplace for all those boys with their toys... nice work  if your ever looking for equity partners give me a jingle.
