Right now to get considered in our area, you can stipulate a shorter inspection period. 3% or more down. 20K seems to be so low the buyers is not strong. 5-10% is fairly common here.

If you will be using hard money then most HMLs I have dealt with over the years require the property to be purchased in a LLC.If you will be purchasing cash, just keep it in your personal name if that is going to be a stipulation of your refinance.
