Are my closing costs too high on duplex?

Hi - I am in the process of buying a duplex. Listing price was $136K, but the seller accepted $120K. The property is a 4br/3bath. It has a deck, an under the house garage, and a finished basement. My credit score is 721. My interest rate is 5.3

My estimated closing cost from Wells Fargo $13868 and my estimated cash to close is $34668

Is it just me or does this sound extremely high?
