My current business model is to liquidate and move on to the next deal because I've got plenty of opportunities readily available.

I've estimated from realtors and contractors that it'll take $8.5k plus a Murphy bed to command rents in around $1.3k.I'm looking to fix it in mode of the Houston micro condos in that area.  

Admittedly, you can look up a company on the tax assessor's office but even that model is not scalable as each tax assessor's website is slightly different (similar but different).

Their business model is selling flipped houses to investors and then managing them.

I thought there was something about being able to claim distributions and keep the safety of the entity intact.  

I fixed the safety issues and the house is vacant. 

As your portfolio grows, keeping one good easy-to-finance property free and clear can be a nice safety net.

We've had houses with one tenant for 4+ years in that mode..If they say they're gone in 6 months I would look at the time of year and how easy it will be to rent the house.

If Houston is like Phoenix I know A/C was considered a critical need, health and safety I think was the terms they used.

If it is a safety issue, you probably don't have a choice.
