I've found out what a Radon mitigation system looks like and how they work, and I now know how to check for mold.The 2 big things the inspector found that I hadn't counted on were mold (lots of it) and the root cause of the mold which was a bad part of the foundation which was causing water to enter the basement.

A lot of plantings were put in when the house was new and now are over grown for the spot where they are and roots can be pushing against the foundation or causing water penetration.We will repair outside decks, porches, patios, etc, but usually don't build a new one of those.
