Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Anything to make it seem a little more premium than the others is important.

Identify some sizzle features that are NOT expected in typical rentals in your market and look to add a couple (NOT ALL) and only the ones that are easiest to add (low hanging fruit).

Have always owned homes but would consider a condo with an amazing view or unique features.

Upgrading these features can significantly enhance the appeal of your property and justify the higher rent you aim to charge.
