@Shavas Flowers  For my first few rehabs, I did seller financing for the purchase, and brought in a combination of friends funds and credit cards for the rehab. 

Grounds maintenance: How much money, should you commit to grounds maintenance, landscaping, trees, bushes, plants, flowers, etc?

Most of my homes are newer so repairs have been minimal, however I try to invest with an eye on long-term minimal maintenance, so I take that year to swap out carpet with laminate/tile, minimizing yard maintenance (taking out flower beds) since renters just dont maintain yards, painting rooms that are more kosher towards renters vs. homeowners looking for their ideal home and enjoys wacky colors.

Also, I failed to mention that 2 flowering trees are completely gone and I assume they died and was removed. 

Everyone else's recommendations of sloping the earth next to your walls away from the house (can be accomplished with flower beds near the walls - avoid plants w/ long roots like trees), adding/fixing gutters, extending roof overhangs, and subterranean drainage are all steps to take to decrease water infiltration.Nowadays we ideally insulate and waterproof our basements from the outside - but that's more work than it's worth for a flip.

Kitchens are OK. o Front yard looks like a war zone – needs new yard and flower beds. o Two of the three units share a water heater and oil heat… so landlord has done a “rent included” deal and covers nat gas and oil for these two units.

That's where I'd focus my exterior budget - good gutters, good lighting, fresh paint, and flower pots (or equivalent landscaping) flanking the entry.
