The people who say wholesaling is easy are generally in two camps:- A Guru with a mentorship or training program- A student who just paid thousands of dollars to one of those gurus, and is required to post about how life changing the program was, often using "Go Giver" "Abundance Mindset" or other similar hustle culture language. 

I would take 0 cash flow on an 8 of 10 appreciation for this century over a few hundred dollars cash flow per unit and appreciation for this century that is lower than the inflation rate.  

Give the admin a dollar limit threshold in which all expenses under that limit will not need your approval and expenses above that will require your approval.

This area has had hundreds of thousands of dollars in depreciation over a few months? 

Does anyone have a rule of thumb for how much cashflow one should be getting for every million dollars of debt on real estate?
