You would then share a copy of the estoppels with the Vendor and work through any discrepancies between the estoppels and the information supplied by the Vendor.You would go through a similar exercise with any service/supply contracts for the property (i.e. snow removal, janitorial services, HVAC, leased laundry units, etc.).

Not sure why the discrepancy in amounts other then number of bedrooms and of course a landlord may choose to rent below market.

While researching a property that is scheduled for foreclosure auction, I noticed a large discrepancy in the valuation given to the property by the broker (exterior BPO only), the valuation from Zillow using Zillow’s Home Value Index and what the property is worth on a technical basis when utilizing the Case Shiller Index.The decrease in value of the property vs. the prior sale price is as follows according to the three sources:BPO: -32% Case Shiller: - 17% Zillow: -47%The BPO is comparing this property to like kind properties within a small radius.

James is right if your intention is to rent, since Sec 8 does not care about discrepency as long as it passes their inspection.

There was also a large discrepancy in wether or not my commission tier was based on Net VS Gross.

In frustration, the OP begins lashing out at the BP members who have posted negative opinions of the offering, asked difficult questions, or pointed out discrepancies in the OP’s presentation.  

I guess I am having trouble identifying discrepancies in sometimes what I hear on bigger pockets compared to what actual cash flows might look like.

@Troy Fisher .... thank you for your answer......so if discrepancies are found with areas that are outside of the ownership realm of the actual condo unit itself.....would it be the responsibility of the HOA to fix any discrepancies?
