Section 8 Tenant vs Section 8 Property
Hi, I am looking at 2 properties in the same area, both are 3 bed 1 bath, similar square ft, and both have section 8 tenants. One is renting for $1200 and the other is renting for $750. The $750 was listed as a regular rental and it looks like it got a section 8 tenant, and is rented at market rates. I believe the other one was rented as a section 8 property through the HUD because the FMR on the HUD website is $1200. Is there a difference between a PROPERTY being section 8 (eg having a classification of section 8) vs a section 8 tenant using govt money to pay a regular market rental? Or if a tenant is using section 8 funds does that become a section 8 property?

Let’s explain the process. A landlord needs a section 8 approved tenant to want to rent it. Then the paper work starts to approve the unit or property. Once the approval is completed you have an approved unit. It does not mean you can only rent to section 8 tenants. It’s your choice.
