@Matthew Church I would tread lightly with this.

We put in an offer on some church owned property off of State St in Salem (Marion County)  it was split zoned  (RM and Single family)  - It took 2.5 years to allow us to do Multi family (despite a huge need identified by the county)   We had to peel off 10 lots (That means build them @ $50K in cost)  around the exterior.  

You also might want to contact the Salvation Army (or a church) and see if they will set up a free coffee table and offer some advice on where these people can get some social assistance.

They paid late every single month, and their church paid at least 3 of the months in 2019 by October.I knew that this wasn't going to end well.

I am open to coffee chats, dinners, drinking, and other fun times as well as church recommendations. 

We have a church nearby who fix and lend bikes to ppl in needed, so we had the church come by to take the bike, fix it, and donated it.After a couple of months, one tenant just said someone stole his bike. 

And yes he has started this new church- working on the next batch of suckers he can manipulate and defraud.
