@Monica BergerIn a community I own in Virginia (golf course community) they just imposed STR restrictions - nothing you can do except bring in a new board to overturn it but that’s probably not gonna happen

I really thought we found a good company to work with but I guess it’s back to the drawing board $1,500.00 down and it’s my own fault for not digging into a company more before sending money.

Apartment floors were hardwoods and some boards replaced and all new poly.

Since I don't know what I don't know wondering if I am spinning my wheels considering approaching the condo board before purchase to find out if they would allow window replacement and if so point me in the direction to get some quick quotes so I could put together an offer. 

To be assumable you need a purchase contract with the owner, settlement statement/payoffs to show your down payment makes any sense against what is owed.If the HOA really succeeds, you will see that a Board member is miraculously on the transfer sale deed...The HOA cannot sign a contract to sell to you (they don't own it yet).

Generally after the water dept disallows an ajustment then appeals go to the Environmental control board.

So far I boarded up the house and installed cameras.

I'm heeding everyone's advice and will go back to the drawing board.  

But not necessarily across the board.  

This vision board **** is getting out of hand.
