I am technically an active CPA but haven’t been actively using the certification in almost 10 years and never specialized in tax, but I still have the general background and understanding.

As one whom does mortgages for a living (and is a bit of an anal control freak with such things) I expected professional courtesy of being a little more transparent with the UW and Title items going on in the background.  

Plus MLO requires full FBI background and personal financial statements to qualify..

I did a credit check, criminal background check, got pay stubs, required income 3x rent, and got employer confirmation and prior landlord reference (but I never got in touch with the prior landlord successfully)

However, given our current state I'm preparing to set-up my own website and/or post on various channels that don't appear to offer the host insurance and I know asking the Guest for security deposit or to run background checks can be a deterrent for short stays.
