Looking for my 1st Property for a Fix & Flip In New England

I am in the construction industry mainly working on commercial real estate projects for the past 7 years. I have been looking for opportunities for a while now for a fix and flip to start building capital to eventually build up a rental portfolio. I have the availability to put down $75k to $125k of capital for a deal and I'm flexible on the location. The preference would be anywhere within an hour or so drive of Woburn MA but I am having trouble finding deals that pencil out. The market is extremely hot around Boston/north of Boston so I continue to expand my search area but I am getting into markets I don't know very well. I'm looking to see if someone has a step by step process for finding finding the right market/deal or really any information on what sites/resources to use as I search.
