I guess it all depends on your threshold for pain - if you could really talk to this guy and work things out , then it may be salvagable    - perhaps he just got though dealing with some major life issues and took it out on you - just remember - this guy is living in your property and you have to keep dealing with him on a regular basis - the property management industry can be better defined as a "people management" industry - so it may be good to learn how to deal with these type of situations so that you can get a thick skin  - personally , having dealt with problem tenants and with ideal tenants - I would choose the temporary loss of replacing a bad tenant with a good one any day of the week, cause there is really no way to quantify the piece of mind that comes with having and excellent tenant vs the anxiety of dealing with someone unstable

I know the numbers may not seem to point towards buying a home (vs renting), but there are other factors to consider with home ownership, depending on your personal situation, which will add to your quality of life that cannot be quantified.

I take a more quantifiable approach when looking for listing agents, and have a realtor friend look up records for me on the MLS.If you're looking for an agent with a high volume of sales, you can have a realtor friend look up a list of closed sales in the past 6 months or year in a certain neighborhood/city.

. @ Joshua Dorkin if there is a way to verify quality advice please incorporate it into the new system.The above post is why I joined BP in the first place, to tell newbies what I know about something and to keep them out of trouble.I'll be more constructive;Josh, I'm sure you have passed this site before legal minds and have considered your liability in what goes on here and I have not read your disclaimer but I'm sure you have a good one.I never did really like the influence system as it is impossible to take a comment made and quantify the degree of good advice given.

But honestly, I've always had trouble with the concept of creating a specific goal, because the number (for whatever I was trying to achieve) always seems arbitrary and artificial.Yes I know if you quantify it, measure it, and break it down into tasks, then you set yourself up for achieving these number-specific goals, but to me, it's always seemed to be just a number, and not meaningful.
