Umbrella insurance is always good to get - you'll sleep better.

It all depend on what will make you sleep better at night.If you are expending your business and expecting to grow your asset over the next few years, it may be worth starting having the structure in place for it.Using LLC to hold your properties should be tax neutral.

There is also a lady that cleans all 24 of my STRs for free, and I get to sleep with her. 

I required the owners I rented from to change their policy to a STR policy so I could sleep at night and they wouldn't be left with huge liability while I was covered. 

One good source of residual income is sufficient if it is deversified.

All of the painting professionals we use say that flat is the way to go, but I'm wondering if this is because they know they are going to get a full paint when the tenants move out because after a year of living, there's no way just touching up will be sufficient. 

Because of skyrocketing costs and a shortage of qualified contractors here, there are unfortunately many who essentially can *never* go home again as their insurance coverage is not sufficient to pay the bill.
