closing contracts (help)

Hi, my name is Randall i am new to wholesaling i have found a deal and contacted an investor who is interested. We plan to meet this week and i want to verify which contracts i need to close this deal. would i need (both) purchase and sales agreement / assignment contract? I would like to assign my contract to the investor for a fee. Attached are my templates of both contracts, i would greatly appreciate any advice please and thank you.
