It can be worked, but it will not be the simplest transaction.

Its hard to actually find someone willing to sell real estate at a big enough discount to create a big return for the investor( at least in my area) Its human nature  for the neophite to get frustrated and insecure that they are missing the magic ingredient but the truth is it really doesn't exist.

You get a cookbook with a recipe that looks good, discover a great fried chicken meal, and make your grocery list of ingredients to make a meal for your family.

Getting a job has not been the simplest thing for someone like me (no experience and chaotic schedule).

That seems to be the simplest, yet least paid to advice I see trending on BP...

Great comments from all the posts, I completely agree with @Mindy Jensen on the simplest and lowest cost method of sitting in another agents open house with proper prospecting plans and dialogues. 

It seemed like the simplest way to go about it.
