Hey everyone,

I'm not a big blogger or poster mainly just lurk, but I wanted to share my story for anyone who is interested. I have been out of the real estate game for a while "claiming I was too busy" and found Bigger pockets and all the great people on this site. It inspired me to get back after it, turn the tv off and take action. After firing up my motivation with great books like J Scotts, and several others, I ended up finding Rockstar Rob Ellis on BP, and after several deals analyzed, offers rejected, outbids, we found a great opportunity in a suburb of Columbus OH. (Thanks Rob for sticking with me I know I'm a pain) After paint, carpet, countertops, flooring, and a few busted pipes we were in business. Rob and his team came and worked their MLS magic and listed it at 8am. 4:30 we had 2 full price offers!! BABAM

After a few remedy issues and some seller concessions we closed yesterday and walked away with a nice juicy check "that I could blow on a new motorcycle, atv, boat, car....hmmmm...focus"

Don't take this as me bragging to be some sophisticated rehabber, I'm not. I cant stand people that break their arm patting themselves on the back all the time. So what is the point of all this rambling? I  want to encourage anyone who is on the fence to put the facebook down, turn the tv off, and take action. It takes a great team to do this and you cant find that team or deals unless YOU do something. Make calls, offers, read books do what it says, read more books do more, make something happen and it will. Now is the time, tomorrow will never come.Good Luck!

Quick details

@Robert Ellis is a realtor and found the property for me

 3 bedroom (which was really a 4 bedroom) 2.5 bath single family house bank owned. In a nice area comps at the time of purchase were 155-157 ish which is what I was looking for (median home price in that area).

built in 2004

107,000 purchase price

 took about 13k in  repairs I hired most of the repairs out, did a few things myself

Final appraisal was 167k Sale price was 164900
