Right now prices are expensive but that doesn't mean the demand isn't there; Prices are expensive precisely because of strong demand. 

What should we be looking for in a vacation rental, and would the bigger pockets calculator help determine precisely our return on investment?

I have a question regarding repair estimations  I was told by my guru  to simply estimate on the basis of square footage  example: 1500 sf $20k in repairs  2000 sf 25k, etc  His course also mentioned doing a more detailed estimate  Then I've read the end buyers need a very precise estimate and even found a pretty good pricelist\checklist  But then last night I was talking to a rehab bet and they said just take detailed pictures and send them to your buyers and they will decide base on the pics  They didn't need an estimate  So I don't know what is standard practice in wholesaling.  

More precisely, a conventional loan, not FHA or Va, that has no mortgage insurance.

I know my questions are exactly precise, but this is brand new to me so I am not even at the point of asking good questions yet!
