Hi. My name is Kenneth and I'm new to wholesaling. It's great to find BiggerPockets.com. 

I have a question regarding repair estimations  I was told by my guru  to simply estimate on the basis of square footage  example: 1500 sf $20k in repairs  2000 sf 25k, etc  His course also mentioned doing a more detailed estimate  

Then I've read the end buyers need a very precise estimate and even found a pretty good pricelist\checklist  

But then last night I was talking to a rehab bet and they said just take detailed pictures and send them to your buyers and they will decide base on the pics  They didn't need an estimate  

So I don't know what is standard practice in wholesaling.  Could someone help me?
