Myrtle Beach/ condos/ HOA fees/ profits

Hi there, my husband and I are looking into properties at Myrtle Beach, such as Sand Dunes Resort, and we are looking at other properties through MLS. I am a Realtor in Tucson, Arizona, and am just starting to look at investing in long and short term rentals to build our investment portfolio. What should we be looking for in a vacation rental, and would the bigger pockets calculator help determine precisely our return on investment? Thanks in advance for any feedback!

    That's kinda what I've been thinking. The HOA can eat you alive. I may stick to single family homes or townhomes with very low HOA. Thanks for the input!
