You need to be  in a position of strength financially; I would recommend starting out with closer to $120k at minimum even in LCOL places.

(This is actually closer to most stock investing as almost zero stock investing has an actual cash return.)

Hey Cedric, since you're looking to invest out-of-state, you should take a closer look at Cleveland and Columbus OH for excellent investment opportunities.

There are a lot of condos closer to the water and I wasn’t sure if those were long term or short term rentals.

From experience, no one wants to buy or rent there but anything near Westover or closer to Raeford would be great neighborhoods for cashflow.
