Maybe confront her on how she got back inside after locking herself out and see if you can extract any additional info.If nothing else I'd use this occurrence as a great time to inform her and all other tenants that lock-outs are not your responsibility.

It doesn't require much effort although it's a slow moving process.Here's what I did:Between January and April of each year, I'd check to see to what the tax value of any homes I purchased from the prior year on the county website (here's the link for Cuyahoga county): https://myplace.cuyahogacounty.us/If I was able to buy a house from the prior year for a meaningful amount less I'd submit an appeal to lower the property taxes.

The main point here is that even within the same county you can have different situations and without knowing all the details, it would be hard to give you any meaningful advise.Edit: The first consultations are usually free and your friend might get all that's needed from a quick phone call.

Unfortunatly, when you invest $70,000 in acquisition and rehab cost in a $35,000 neighborhood... it's still a $35,000 neighborhood.Then there is the reality that almost nobody takes deferred maintenance into account... and I rarely see investors or their agents allow for meaningful  reserves in their investment analysis.
