I won't go into detail, but I bought 20 acres next to National Forest in Utah and made it self sufficient: 2 homes, 70' serviceable wind generator, automatic tracking solar panels, a roomful of batteries, a half acre pond (12' deep with rubber liner) and a deep well.It also had a 24x30 garage built OVER a concrete basement of same size with steel door entrance.

The land is zoned R200, and is situated at the back of the school property (as opposed to the front entrance).

:cool: So here it is:I ran across an owner who has a 32 unit property (22 studios), near Arizona State University, highly visible commercial area-- wants to sell for betwen $1.4-$1.5 million.SPECS:Each unit has large living quarters, 3 bedroom, 2 bath, living room, and each unit has separate entrance.

Look at plot map and ask them about topo survey -- that will have countors --then look at creeks and valleys - stay away at least 25 feet above creek water line - or flood lines - county also have flood maps- Also- for everyone - Flood Insuracne is a ripoff- My house - in Stone Mountain ( Atlanta suburb ) Georgia -I lived for ten years and no insurance required- then I got a notice and had to buy flood insurance for $2600 per year premium-- Problem is they do not exclude land - Mortagge Company - Lender - wanted full appraisal value for insurance. even though mortagge is only 80% appraisal and land will not damage -- also eleveation certificate shows my house entrance is above flood level but crawl space is below --and i had to buy insurance.

Build a gate around the community (ideally 50-100 homes) and create a sign in the front, and make it into a "gated community"; one entrance, and hire a security officer (this would be AFTER it actually got up on its feet).
