Land across the street from a new school

:D I have 6.3 acres across the street from a proposed high school. The land is zoned R200, and is situated at the back of the school property (as opposed to the front entrance). I also have access to an additional adjacant 6.4 acres and possibly an adjacent 13 acres for a total of about 25+ acres of land. All of the property is current residential with houses.
I’m trying to figure out whom to market this type of property to. Who (what types of businesses) would be interested in an adjacent location to a High School? The property is not located on a major street and is on a cul-de-sac so a McDonalds or fast food is not the answer.
Any help would be appreciated

PS: the current home owners are all trying to move to get away from the new school, so the property will eventually turn into all commercial.
