If I were a halfway decent tenant and my landlord told me that my kids and I don't get to have heat for four days because he didn't want to spend a few bucks on an HVAC tech, that would not sit well with me.

The big banks don't work for us investors (unless you have hundreds of units and you are consolidating into giant commercial mortgages).

Although we do generally see that the giant ~1million cabins don’t end up being self managed.

Auto liens are pretty stable investment if you can find them .. of course its with used car dealers usually or its sub prime and really sub prime.. but with the new tech they can put in buyers of sub prime cars..

In those parts of KC, you may as well be erecting a billboard with a giant neon arrow pointing to your house that says "FREE STUFF HERE!!".

Most of the time the housing is unavailable on base, most enlisted are in the barracks that are in tech school and the officer housing is usually taken.
