I'll foot stomp the trust piece mentioned by @Adam Bartomeo. 

If this was a piece of land in midtown or downtown that would be totally different than a piece of land on a rough block in the east or west side of Detroit. 

Whenever I'm at a property, I pick up little pieces of trash.

One thing I will say is it is a piece of the puzzle.

I've got a piece of land under contract that I can subdivide and put a duplex on one of the lots to sell. 

This in my opinion is the most compelling piece of what you shared if looking from an LP's perspective. 4.
