Rookie Real-estate Investor

Good day everyone,

My wife and I are new to investing. We have been reading, researching and listening to podcasts for quite some time now. So we have decided it's time to take the next step. We are  looking to relocate to North East Florida in a few months. We are on a journey to purchase our first investment in the next 90 days. We own a home in South Florida and are looking to house hack in the North East area. Our strategy is to buy and hold. We are looking at multi-Family, Single Family and also vacation rentals. We are also open to off market rehabs. Any information and guidance would be greatly appreciated.

If you're looking to dive into the real estate market in North East Florida, follow these steps: 1. Define your investment goals 2. Conduct market research 3. Choose the right property type 4. Explore financing options 5. Work with a real estate agent Make sure to thoroughly check out potential properties by conducting inspections, condition assessments, financial analysis, and reviewing zoning regulations. Analyze the finances in detail to understand the potential ROI, cash flow, expenses, financing costs, and tax implications of each property. Negotiate terms with sellers based on your findings and financial analysis, and seek assistance from legal and financial experts to finalize the purchase agreement, financing, and closing process.

Having a strong property management plan is crucial, whether you decide to oversee it yourself or enlist the help of a professional company. Keep yourself updated on real estate investment tactics, market shifts, legal obligations, and industry standards by connecting with fellow investors, participating in workshops, and utilizing online sources. Consult with seasoned investors, seek guidance from real estate experts, and thoroughly investigate before finalizing any investment choices. Wishing you success in your investment venture in North East Florida!

Good luck!
