This duplex popped up and seems like a home run for my “criteria”.

I've been listening to several of the BP podcasts over the last week and I keep hearing the same question pop up at some point during the podcast.

A few things that pop out:1) I see you have garbage at $50/month.

Local tends to act more fast in leasing a space with mom and pop type operations.

What are you going to do on an underwater subject-to home with big capital expenditures pop up?

The ones found through Google seemed questionable, and I didn't have anyone to verify if they are worth it), but after searching again, it appears there were a few that popped up this month.

Also, I my pops taught me that the most recent landlord may have vested interest in getting the new tenant into your place, and more importantly for them,  out of their place.

A home or condo pops up but no zip code that I can see on Craigslist.

Think of a college dorm, things are against the wall and pop down (like a kitchen table), or how a raised Bed makes for more floor space.
