Greetings BP Family,I recently ran across a young lady who inherited 5 properties here in Memphis, TN and about 4 acres of land in a rural part of Mississippi. 3 of the properties are in the South Memphis area (38106) and are in decent condition but could definitely use some updating and minor repair work.

So, I'm a 26 y/o male currently looking to invest in MS.

LIke in the deals I do in MS  its totally common here in Oregon not so much 

I am going to sell my rental property in WA and looking for a multi-family.I have been on here and MS and OH look like cheap spots for the multi-families.

@David Pere All of the properties are in Northeast Missouri including Columbia and Kirksville and in some rural areas between there and the Mississippi River.

I have been a wholesale turnkey buyer/rehabber/seller/investor in Jackson ms For years now and have investors that purchase all my profits.

The property is in MS. 

warranty  special  trustee's etc.. its just particular deed to transfer ownership.. its the weakest deed.. and like @Jason Dillard said in some states you cant get title insurance with it.. in other states its fine ( think Mississippi for instance)… Sub too just means you took title subject to what ever is existing at the time.. be it tax's  liens mortgages etc.
