I would swap toilet seats because those were disgusting but I would only swap the toilets if the water was in your name and not the tenant’s name.

If it's a vinyl window, or if you could swap out the existing window for a vinyl window without much hassle (e.g. if it's on the first floor and you have easy access to the exterior), then waterproofing the inside shower area around the window would be much easier.

Also seems like this lender is trying to swap the DSCR loan rate issue to the property tax & insurance issue to make their product look better.BTW: we're in the Midwest and believe it offers better opportunities than TX market, but one shouldn't have to stoop to this lender's tactics to show this:)

If you have natural gas to that spot for a tanked unit, swapping to a tankless is cake.Insulate the garage door if that isn't done.If you are local and handy, you can do a DIY mini split in there for under $1000.

The point one other respondent was making was that if you did finance it that way, there is a chance that the bank would call the loan due when you swapped it over to the LLC.There are all kinds of posts about "has this ever happened, will it happen to me,  etc."
